C.W. Driver Companies Completes $18M, Six-Story Parking Structure for Baja-Mex Insurance Services in San Ysidro

The new mixed-use building services the busiest border crossing in the nation, adding 349 parking spaces and a vibrant retail area

SAN YSIDRO, Calif. – October 31, 2024 – C.W. Driver Companies, a leading builder serving California since 1919, has completed construction of a new six-story mixed-use structure, footsteps from the nation’s busiest border crossing (which serves close to 18 million travelers every year). The visually striking building combines a parking structure with an 11,540 square-foot ground floor retail space for developer and owner Baja-Mex Insurance Services.

The 132,400 square-foot building offers 349 parking spaces and includes six Zero Emissions parking spots for charging electric and hybrid vehicles (in the form of two dual and two single charging station installations). There is infrastructure in place to provide 29 more charging spaces in the future. The Type-I concrete and steel structure also boasts sustainable features, including a 75-panel, 25KW solar array on the roof to harvest solar power.

Less than nine miles from the beach, ocean breezes enter the structure from openings on the west and south to increase air flow, while on the north and east sides there are large decorative screens to reduce solar heat from entering. Those façades feature local art and advertisements.

Located at 4575 Camino De La Plaza, the expansive structure will service visitors of the new ground level retail stores (accessible from Virginia Avenue and Camino de la Plaza) as well as nearby shops at Plaza Palmero and Las Americas Premium Outlets who have thousands of shoppers every year. At its core, the development is anchored by property owner Baja-Mex Insurance Services offering convenient currency exchange and traveler’s insurance at the U.S.-Mexico border.

With a U-factor rating of 0.532, the Thermiser Max – Low U Door is the most energy efficient rolling door on the market and has been validated by third-party testing using the door industry’s most accurate measure of thermal performance. The low U-factor is made possible by Clopay Corporation’s innovative CPVC backer that creates a thermal break in the curtain assembly and notably lowers the thermal transfer rate compared to metal-on-metal joint assemblies. Focus on U-factor

The new Thermiser Max – Low U Door represents a shift in the way manufacturers measure the thermal performance of rolling doors. Historically, the industry focused on R-value as the primary measure of thermal performance. R-value measures the thermal resistance of a singular point on a rolling door, typically a slat. Comparatively, U-factor measures the thermal transmittance of the entire assembly of the rolling door, making it a more accurate indicator of performance because it accounts for all points in the assembly.

Energy Cost Savings For users of the Thermiser Max – Low U Door, the low 0.532 U-factor translates into measurable savings. Annual adjusted energy cost savings based on HVAC efficiency for users in Climate Zone 1 (hot) and Climate Zone 6 (cold) are calculated at $327 and $920, respectively. These calculations are based on a building that is heated or cooled 24 hours per day, an HVAC system operating at 90% efficiency, and an electricity cost of $0.16 per kWH.

During her time at Siena Heights, Birmingham assisted in designing and implementing both marketing strategies and campaigns.
