Denison Parking Now Managing the Energy Center Ramp in Minneapolis

In November 2022, Denison Parking began managing the Energy Center Ramp, a 574-space public parking facility in downtown Minneapolis. This location was formerly known as the Clearway Energy Ramp. Its updated name reflects a recent ownership change to Cordia Energy.

The Energy Center Ramp has two entrances (4th Ave. S and 3rd Ave. S) and is Skyway-connected near the Two22 Tower, SPS Tower, the Hennepin County Government Center, and the Minneapolis Convention Center.

About Cordia

Cordia, a sustainable energy provider, purchased Clearway Energy at the end of October 2022. Cordia has been one of the largest developers and operators of clean energy in the United States. Their 5.7 gigawatts of wind, solar, and energy storage assets offset the equivalent of more than 10.5 million metric tons of carbon emissions for their customers.

What is District Energy?

Cordia’s Minneapolis service is one of its longest-running district energy systems and has served downtown Minneapolis since 1972. District energy systems are more sustainable than on-site heating and cooling methods due to their efficient energy consumption.

This method is a practical way to provide energy to a densely populated area by using centrally located facilities to generate thermal energy (heat, hot water, or chilled water) for a group of buildings that make up an “energy district.”

In September 2022, Denison Parking began the management of Broad Ripple Garage, a 328-space public parking multi-use facility in one of the top cultural districts in Indianapolis. This facility also offers retail space and two convenient entrances.

Broad Ripple Garage is located at the Broad Ripple Avenue and North College Avenue intersection on Westfield Boulevard by Central Canal Trail. This location is across North College Avenue from The Vogue, one of the Midwest’s most popular and storied music venues.

One of the seven cultural districts of Indianapolis, Broad Ripple is known for its unique shops, dining, and nightclubs. It is also a favorite stop on the Monon Trail, a popular shared-use path from the former Monon railroad line, which once connected Indianapolis to Chicago. In June 2022, Denison Parking began the management of parking for The Stutz, a 441,000 square foot mixed-use office and creative space in Indianapolis. The historical complex is currently under redevelopment to become a live-work-play destination district which will expand opportunities on the north side of downtown Indianapolis. The facility consists of 3 lots with a total of 350 parking spaces serving tenants and visitors.

Five Fun Facts about Indy’s Automotive History and The Stutz

  • Until 1905, Indianapolis had more auto plants than any city in Michigan. The Indianapolis Motor Speedway was built to provide auto manufacturers a convenient place to test and highlight their innovations. 
  • The Stutz was built for speed, and the most popular model, the Stutz Bearcat, was known for putting the “roar” in the “Roaring Twenties.”
  • The Stutz automobiles still have a loyal fanbase! The Stutz Club has regular meetups and a mission to preserve and share best practices for restoring and caring for original Stutz motor vehicles.
  • The Great Depression took a toll on small auto manufacturers. The Stutz Motor Company built its final cars in 1934
  • Keeping the Stutz building in good shape paid off. For decades, The Stutz has continued to attract tenants ranging from advertising agencies, artists, technology startups, and law offices. So many artists have made the building their home base that the Stutz Artists Association has become a 501(c)(3) nonprofit organization supporting gallery exhibitions and educational programs.

In June 2022, Denison Parking began the management of a new 600-space self-park garage for Gillette Children’s of Saint Paul, Minnesota.

The History of Gillette Children’s

Focused on improving the lives of children with disabilities, orthopedic surgeon Arthur Gillette, MD, and Carleton College student Jessie Haskins co-founded the hospital in 1897. Over time, its mission was defined as patient-centered care, innovation, and research.

Jessie Haskins: Inspiration and Action

The cause of helping children was rather personal for Jessie Haskins; she was born with a curvature of the spine. However, the story of another child in need inspired her. A man visited her church to appeal for help for the homeless. His tale of a child who was unwanted since he could not walk became the catalyst for her crusade.

A guiding principle of the hospital is to provide education in addition to wellness. Just three years after opening, the hospital established a formal education system. Through this program, patients were able to earn their high school diplomas.

A Legacy of Innovation

Gillette Children’s has met the changing needs of children over the years. As common maladies struck the population, children have received treatment for issues ranging from tuberculosis, polio, and neurological and orthopedic issues.

Denison Parking is Managing Parking for Hamilton County’s Newest Public Parking Facilities

In May 2022, Denison Parking began managing parking for Hamilton County, Indiana’s new five-story parking garage totaling 483 spaces. The parking garage will provide parking for the government center and the public after hours. In addition to this parking garage, Denison Parking will also manage a 45-space parking lot for Hamilton County.

On March 1, 2022, Denison Parking began managing parking services for Cherry Creek Shopping Center, the premier luxury retailer of Denver, Colorado. Operations include valet services, a combination of two parking structures, and several surface lots totaling 5,700 spaces. Perry Griffith III, President of Denison Parking, said,

Denison Parking Now Managing Parking at ELEVEN on the River in Minneapolis

In March 2022, Denison Parking began parking management for ELEVEN, the newest luxury condominium in Minneapolis, now the city’s tallest residential building. The two-level public parking structure includes 126 spaces.

The Vision: A Grand Design

At 41 stories, ELEVEN is three stories taller than The Carlyle and is now the tallest residential building in Minneapolis. For Minneapolis, this is the first residential condominium designed by the influential New York City-based design firm, Robert A.M. Stern Architects (RAMSA), in partnership with Ryan Companies. Robert A. M. Stern and his firm are known for designs that capture the spirit of a project’s surroundings. Decades of research and innovation by the firm have created dwelling spaces as functional as they are stunning. For example, the building includes a special door for dogs and their owners to access the surrounding parks.

Project co-developer Luigi Bernardi, who purchased a unit in ELEVEN, stated that the building is meant to fold into the Minneapolis skyline. ELEVEN’s height which includes 17 penthouses, offers an unobstructed view of the city and Stone Arch Bridge. The art deco styling of Foshay Tower is an inspiration in RAMSA’s design. The aesthetics bring out the best of Minneapolis, making the most of its setting in the Mill District.

The Mill District

In the 1880s, St. Louis was surpassed by Minneapolis as the leading area for flour milling. Fed by boxcars of grain and powered by the mighty Mississippi River, the milling industry grew exponentially. Minneapolis became the “Flour Milling Capital of the World.” The hydropower provided by the 50-foot drop from St. Anthony Falls was, unfortunately, no match for fossil fuels and the Buffalo, New York’s shipping rates and strategic advantage with its location at the Great Lakes.

Recognizing the historical, cultural, and real estate value of the area, the city of Minneapolis encouraged the revitalization of the Mill District. In 1983, Washburn A Mill was designated a National Historic Landmark. Nearby Mill Ruins Park opened in 2001, and Gold Medal Park opened in 2007.

Gateway Garage

Popular destinations from Gateway’s convenient downtown location are The Armory and US Bank Stadium. Visitors to Hennepin County Government Center and Minneapolis City Hall often park in the Gateway Garage.

Centre Village

Centre Village is one of the first multi-use buildings in Minneapolis and remains one of the city’s few skyway-attached condominiums. In addition to 235 condominium units, the building includes a Hyatt Place Hotel, a US Bank branch, and multiple retail establishments.

The Gateway Garage and Centre Village are nearly equidistant from US Bank Stadium, so many of the same attractions are popular destinations for parkers at both facilities.

Convenient for Conventions

Loring Garage is located near Loring Park and only one block from the Minneapolis Convention Center. Adjacent to the Hyatt Regency Hotel, this garage is also across the street from the Millennium Minneapolis Hotel.

Convention events and hotels are not the only attractions in this area. The recently renovated Peavey Plazais also on Nicollet Mall, just two blocks from the Loring Garage, opposite the Minneapolis Convention Center. The Plaza’s outdoor public event space with cascading fountains and an amphitheater makes this a popular community space with an excellent Instagram backdrop. The Minneapolis Orchestra’s Orchestra Hall is also located within Peavey Plaza.

Loring Garage’s proximity to I-94 and interstate ramps also make this location an excellent choice for visitors to the Twin Cities.

On August 1, 2021, Denison Parking began managing the parking facilities encompassing 12,337 parking spaces at The Houston Galleria of Houston, Texas.

On October 1, 2021, Denison assumed the parking management of the parking facilities for Northgate Station of Seattle, Washington.
