SOUTH SAN FRANCISCO, Calif. ––The number two is popular these days at San Francisco International Airport.

The airport’s second long-term parking structure––built right next to the first––has opened during the second month of the year. The new 3,600-stall garage, which took two years to be completed, was the second largest construction project in progress, surpassed only by the ongoing redevelopment of Terminal 1, a $2.4 billion endeavor.

San Francisco International has experienced a significant increase in passenger boardings over the last five years. With about 26,900 boardings in 2017, SFO was the seventh busiest airport in the nation and second busiest in California, according to the Federal Aviation Administration. The 2017 figure represents a 26-percent increase since 2012.

“Peak demand for long-term parking was approaching a capacity limit, requiring the need for additional parking capacity,” said airport spokesperson Doug Yakel.

The new 1.2-million-square-foot garage, part of the airport’s five-year capital improvement program, is located on the former site of parking lot DD. The two long-term parking structures are connected on the fifth level by a pedestrian and vehicular bridge. The older garage has 3,100 stalls on seven levels. The new $154-million garage has six levels.

Getting it built

Irvine-based Bomel Construction Co. Inc., widely regarded as the dean of parking structure construction in the West, served as the garage’s concrete subcontractor to Nibbi Brothers General Contractors of San Francisco. Bomel Construction was responsible for the superstructure’s concrete (excluding the ground-level slab). Bomel’s work included structural concrete, formwork and rebar; concrete for the 108-foot-long by 40-foot-wide bridge; and site concrete for the entry and exit plaza. Nibbi Brothers handled foundations and footings.
Yakel said other major project participants included: Kwan-Henmi/FMC/Watry-Buehler Collaborative (architects/designers); Allen Group/Cooper Pugeda Management (project management); SFO Parking Management; and New South Parking.

“One of the biggest challenges came at the beginning of the project when the design had to be changed in order to accommodate a sanitary sewer force main that runs through the project site and is under the jurisdiction of the cities of Burlingame and Millbrae,” Yakel said. “The design team literally moved the footprint of the new parking facility 50 feet to the west so that it cleared the SSFM and still provided the requisite programming features, including bridge interconnectivity between the new garage, the pending new AirTrain Station and the existing garage.”

Another major challenge during construction, as with most ongoing projects at SFO, was keeping the existing long-term parking facility in operation during construction.

“This involved significant coordination with SFO Parking Management, including shuttle bus operations, as there were multiple shuttle bus route changes and phased construction of the entry/exit plaza, which houses the parking access and revenue controls systems,” Yakel added.

Two crews working six days

Bomel Construction’s project team included Robert Babcock, project manager; Josh Bell, project engineer; and Hollis Emery, superintendent. In addition to working 10-hour weekdays, Babcock said Bomel’s two separate crews worked on Saturdays.

“Due to the size of the parking structure, the structural engineer designed it with expansion joints in both the east-west and north-south directions, splitting it into four separate structures. This was done to help minimize shrinkage cracks,” Babcock explained.

San Francisco’s vibrant construction industry and a large public-sector project like this one also presented a number of challenges.

“Everybody is working these days,” Babcock recalled when the project first started. “Finding good help in the field, scheduling concrete and other normal project tasks were a lot harder than anticipated. Noe Valenzuela with Nibbi Brothers was truly helpful with a lot of upfront issues, including meeting all of the local business hiring requirements.

“Nibbi was a huge asset throughout the project,” he continued. “It was challenging maintaining our required crew sizes––our formwork crew, our patching crew and our subcontractor’s iron worker crew. It was even more challenging training all of Nibbi’s MEP subcontractors, specifically their electrical subcontractor, to maintain our aggressive schedule.

“But with Nibbi’s help, we were able to place all the superstructure concrete, plus the added work, a little ahead of schedule.”

The parking garage, located at 794 South Airport Boulevard, has a main entrance with a ramp and two other entrances. It also has five stairwells and one bank of four elevators. The speed ramp goes from one side all the way up to each level. The ground level will include retail stores.

‘An exceptional parking garage’

Yakel said the parking structure was completed within its budget. He praised the project’s participants.

“The team’s exemplary performance highlights the airport’s standard of doing business, aka, delivering exceptional projects within a structured collaborative partnering environment,” he said earlier this month. “Everybody on the team had the same goal of delivering an exceptional parking garage on time and on budget. Toward that end, substantial completion has been achieved and the new garage is in operation.”

Bomel Construction completes four-level parking structure for Zelman Development’s new lifestyle center in Southern California

 

 

 

YORBA LINDA, Calif., Dec. 10, 2018––Some of the adults who will grab a bite to eat or catch a movie at the Yorba Linda Town Center when it debuts in the coming months weren’t even born when planning for the retail-entertainment district began.

In planning and purchasing stages for more than two decades, the 125,000-square-foot Yorba Linda Town Center in Orange County, California, a product of Los Angeles-based Zelman Development Co., will be anchored by a 10-screen Regal Cinemas and Bristol Farms grocery store. There will be more than a dozen eateries, including Blaze Pizza, The Habit Burger Grill and The Pie Hole. Club Pilates, Verizon and Modern Acupuncture will also be tenants. A 1-acre central plaza will host community events.

“We’re very happy with the tenant mix we’ve got,”Zelman Co-President Brett Foy told the Los Angeles Timesearlier this year. “We think it’s going to be a great thing for the community.”

Yorba Linda Town Center’s first structure was recently completed, courtesy of Bomel Construction. The Irvine-based contractor, widely regarded as the dean of parking structure construction in the West, erected a four-level, 450-stall garage that will provide convenient, shaded parking for visitors to the Town Center and nearby Main Street, the heart of Old Town Yorba Linda. The Yorba Linda Town Center is surrounded by Yorba Linda Boulevard, Imperial Highway, Lemon Drive and Lakeview Road. It sits on property purchased in multiple parcels over the years by the city of Yorba Linda, a community of 70,000 residents.

Extensive experience

Historically, when developers in Southern California are building or expanding a major mall or outdoor retail-entertainment center, they usually turn to Bomel Construction.

Bomel is currently building a 1,520-stall parking structure for an expansion at the Irvine Spectrum. In the last few years alone, Bomel Construction has completed parking garages for new and existing retail-driven developments in Southern California, including Del Amo Fashion Center in Torrance (1,950 stalls), Village at Westfield in Woodland Hills (1,600), Outlets at San Clemente (1,167), Citadel Outlets (1,000) in Los Angeles and One Paseo (550 stalls) in San Diego. During the past 25 years, Bomel has erected multi-level garages for high-profile retail-oriented properties, including Fashion Island in Newport Beach, The Grove (Los Angeles), The Pike (Long Beach), The Shops at Mission Viejo, Irvine Spectrum and Birch Street (Brea), all vibrant destinations for shoppers, diners and moviegoers.

Overall, Bomel-built parking structures range in size from several hundred to several thousand stalls. Its roster of current projects includes a 6,500-stall garage for a large theme park in Southern California and a 3,600-stall garage at San Francisco International Airport, two of the largest parking structures under construction in the West.

Neighborly Support

While it is located in a suburban setting, construction of the parking garage for the Yorba Linda Town Center was by no means a slam dunk. Construction crews had to deal with an ancient structure just a few feet from the 159,000-square-foot garage’s footprint.

“Our biggest challenge was designing and installing the shoring to hold up the 100-year-old house that is in the fire department’s yard,” said Bomel Project Executive Kasey Shay.  “That work took a long time and the design was fairly complex.”

Shay said workers used a permanent shored wall instead of a typical steel beam and lagging system, which is considered temporary. The permanent wall is poured-in-place caissons that are about 50-feet deep, every 5 feet on center.

“Instead of lagging, we installed a shotcrete wall between the caissons to tie it all in,” Shay said.  “The facing wall of shotcrete makes it look attractive.”

The shoring extends from the property line on Valencia to the property line on School Street. The sides outside the footprint are conventional temporary lagging with portions removed as needed for utilities and other purposes.

The garage possesses architectural embellishments commensurate with a parking facility that will serve a modern lifestyle center in an affluent community. According to the latest United States Census Bureau statistics, the median family income in Yorba Linda is more than double the national average and nearly double compared to the Orange County average.

“The façade was fairly complicated with brick veneer, EIFS, louvers, and synthetic stone applied to the concrete structure,” Shay said.

In addition to Shay, the Bomel project team included Scott Lessard, project manager, and John Sutherland, project superintendent. Other members of the parking garage team included Parking Design Solutions (architect), Culp and Tanner (structural engineer), Apollo Electric, Kaufmann Plumbing, Christian Brothers (mechanical engineer) and Epic Fire Protection.

Full-coverage autonomous parking soon to be a reality

 

 

Braunschweig, 28 November 2018Under the auspices of the newly launched SynCoPark project (synergies from cooperation and standardisation in manufacturer-independent automated parking), researchers from the Technische UniversitätBraunschweig have joined forces with parking industry representatives to ensure that standardisation of parking processes will soon make autonomous parking (more) widely available.

 

To achieve this aim, the newly-built, multi-storey research car park at Braunschweig Airport has been equipped with digital infrastructure, turning it into a test area for parking processes at various levels of automation and using specially-equipped research vehicles for real-time demonstrations.

 

The tests carried out so far have involved standardised hardware and specific vehicle/infrastructure combinations, which have been carefully developed through close cooperation between OEMs, suppliers and infrastructure service providers.

 

The joint project SynCoPark wants to go the extra mile and develop standardised solutions for the qualification and certification of digital infrastructure in multi-storey car parks and vehicles. This will enable parking processes to be performed at different levels of automation, irrespective of the vehicle manufacturer, infrastructure service provider and car park operator.

 

This makes it possible not only to design technical equipment for new multi-storey car parks, but also to retrofit existing multi-storey car parks so that they too can also offer automated parking processes.

 

The project is also focussing on other aspects: The future use of multi-storey car parks as mobility hubs for transporting people and goods will open up new economic opportunities, which will be examined in terms of business field and business model development. The researchers are also considering legal questions, such as requirements for contractual relationships, liability and road user behaviour.

 

In order to highlight how intermodal transportation hubs can benefit from standardised and advanced infrastructures, the Elbphilharmonie multi-storey car park in Hamburg is to be equipped with this new infrastructure in the run-up to the 2021 ITS World Congress and the project’s achievements are to be on full display to capture the public’s imagination.

 

The SynCoPark project has received EUR 2.5 million in funding from the Federal Ministry of Transport and Digital Infrastructure’s research programme “Automation and Networking in Road Traffic”.

 

The consortium is being led by the Automotive Research Centre of Lower Saxony (Niedersächsisches Forschungszentrum Fahrzeugtechnik) (NFF) at the TU Braunschweig, the Institut für Fahrzeugtechnik (IfF), the Institut für Automobilwirtschaft und Industrielle Produktion (AIP) and the Forschungsstelle Mobilitätsrecht. The project’s partners also include APCOA PARKING Deutschland GmbH, EDAG Engineering GmbH, GOLDBECK GmbH, NavCert GmbH and PRETHERM GmbH. Bordered by Tony Dorset Drive, Art Rooney Avenue, Reedsdale and West General Robinson Streets near Heinz Field, the 1,00 car, six-­‐level parking garage was completed a little over a year ago.

 

Designed by the Pittsburgh architectural firm-­‐WTW Architects–the garage incorporates and showcases the city’s sustainable goals. The Gold 1 Garage’s sustainable design features include storm water retention structures, adaptive landscaping, water diversion, electrical vehicle charging, bike parking and energy efficient lighting.

On August 24, Timothy Haahs & Associates, Inc. (TimHaahs) celebrated the grand opening of the new MGM Springfield Casino Resort parking facility in Springfield, MA.

 

The new must-see attraction celebrated its official opening with a procession down the resort’s Main Street. MGM features a wide-range of activities including numerous shopping destinations, restaurants, a full-service spa, a bowling alley, arcade, movie theater, and Topgolf Swing Suite. TimHaahs designed the resort’s new 3400-space parking facility. The garage complements the design of the casino, and provides a safe, convenient, and attractive first impression to visitors of the resort.

 

The garage valet pick-up & drop-off area is comprised of seven lanes, all finished in a red brick stamped concrete pattern. The columns, shearwalls, valet office, and walls adjacent to the casino entrance are also covered with an exterior insulation and finish system (EIFS) to further articulate the area to create a sense of place within the garage footprint.

 

To emphasize this placemaking effort, a suspended ceiling extends across the valet area lanes and acts as the red-carpet welcome mat to the casino entrance. Articulated with random length planks of aluminum with a faux wood finish and “Edison style” exposed filament LED bulbs, the space sets the stage for the dramatic casino interior.

 

TimHaahs Project Manager Noli Alarcon stated “Looking around, you can see the sense of accomplishment on the faces of everyone who put their effort and hard work into this project. Seeing the finished product is amazing, as you get to look back and see where you started and how far you’ve come.”

Feb. 1, 2018––In terms of sheer size, a new project in the city of Orange may not be as large as many of the parking structures Bomel Construction has built, but successfully completing the five-level garage in 16 months will be no small feat.

 

 

Bomel Construction recently completed shoring and mass excavation and has begun footings for the 608-stall parking structure, located on the former site of a city-owned parking lot and adjacent to the Orange Transportation Center. The construction site is two blocks west of The Circle, the retail heart of the Old Towne Orange Historical District, a one-mile-square area that contains many of the original structures built shortly after the city’s incorporation in 1888. Old Towne was listed on the National Registry of Historic Places in 1997.

The parking structure has a construction cost of $18,404,000. It will be owned by the city and used mostly by Metrolink commuters and visitors to Old Towne. The Orange County Transportation Authority is overseeing construction of the project along with construction management firm Hill International. Choate Parking Consultants is the architect for the plan-and-specs garage. Ficcadenti, Waggoner and Castle is the structural engineering firm.

“It’s a super, super small site,” Bomel Project Manager Bert Williamson said, addressing one of the project’s chief challenges.

The cozy construction zone is bordered by Chapman Avenue and a United States Post Office on the south side, Maple Avenue (north) and Lemon Street (east).

Chapman University’s highly regarded Dodge College of Film and Media Arts is just north of Maple. Three small homes built in the early 1900s and several businesses on Cypress Street form the site’s western border. West of Cypress is the Orange Transportation Center, home to an existing Metrolink railway station and an OCTA bus depot served throughout the day and evening by multiple routes.

Old Towne’s charm puts extra pressure on workers who must shoehorn a garage with two subterranean levels into a tight site while not disturbing neighbors close enough to see and hear what is happening every day.

“The project team has placed seismic monitors to measure vibration around the site,” Williamson said. “Before we started, we had to make sure nothing would be damaged while we’re digging and shoring because we’re literally right up against businesses and homes.”

Before Bomel began the 22-foot-deep excavation phase in mid-October, a three-month site remediation phase was completed. Prior to the site being used as a parking lot, it was home for many years to a fruit packing plant and train depot. Williamson said train tracks removed from underneath the site were given to the city, which intends to display them.

In addition to Williamson, the Bomel project team includes Kasey Shay, project executive; Richard Martinez, project engineer; and Dave Mosham, project superintendent.

When completed, the garage will measure 344 feet by 127 feet by 40-feet tall. In addition to two below-grade levels, there will be one level at grade and two elevated levels. The surface of the lowest parking level will be 22 feet below grade. The structure will have two entrances and exits.

The garage will have a number of architectural embellishments. All elevations will feature orange brick veneer and dozens of precast concrete panels. It will also have 30 window openings.

On the environmental side, Bomel will install a turnkey solar energy system on the top level.

The facility will have about 500 stalls reserved for train riders and more than 100 will be designated for general use, which will more than triple the parking capacity of the 172-space lot it replaces.

There will be three concrete pours for each deck for a total of 12 deck pours. That phase should be done by May. The next part of the schedule has Bomel spending a few weeks installing dozens of precast panels around the entire garage.

“When the panels arrive, we’ll have a 350- to 510-ton crane out in the middle of the street,” Williamson said. “We’ll have a sliver of a lane on Lemon for traffic to pass through. That should be interesting.”

The $33.2-million development is funded by the city of Orange, Measure M, State Transportation Improvement Program and Federal Congestion Mitigation and Air Quality Improvement Program funds. Approved by more than 70% of voters, Measure M is Orange County’s half-cent sales tax to fund transportation investments.

In addition to erecting parking structures of various sizes at mass transit stations in Covina, Fullerton, Irvine, San Bernardino and Tustin, Bomel has a long history of success in Orange, having completed multiple garages for rapidly expanding Chapman University.

“The city of Orange is a very involved customer,” Williamson said. “They’re very helpful in a lot of ways. The residents are very involved, too. They attend city meetings and tell the city how we’re doing.”

Jan. 3, 2018––You won’t see a lifeguard stand or colorful beach umbrellas near this boardwalk. And a steady stream of bike riders will not be whizzing by on a bright sunny day.

The recently completed Boardwalk in Irvine, Calif., may not be surfside but it does represent the largest new office building to be constructed in Orange County in 2017, according to Colliers International, a global real estate company. And with a spacious, landscaped courtyard featuring cushioned lounge chairs, plank walkways and cabana-style meeting areas, working at The Boardwalk might just be a beach after all.

The 7.5-acre campus, at the intersection of Jamboree Road and Dupont Drive, consists of two nine-story structures forming a “T,” linked by outdoor and indoor walkways. It encompasses 540,000 square feet of office space and 5,000 square feet of space designated for restaurant and retail. The general contractor for the Class A office building was Snyder Langston. Gensler was the architect.

The property also includes an eight-level, 2,170-stall parking structure recently completed by Bomel Construction Co. for project developer Trammell Crow Co.

Matt Prince, Bomel’s project manager, said building the garage had a number of challenges, including productively sharing a construction site packed with workers and equipment while simultaneously erecting two brawny office buildings and a 670,000-square-foot, poured-in-place concrete parking structure. Prince said last year’s wet winter had crews working faster to make up for lost time. Bomel also was Snyder Langston’s subcontractor for the office buildings’ structural concrete and placing and finishing concrete on the metal decks.

“We had to contend with an exceedingly rainy winter,” Prince explained. “We had rain all the way up through May. That said, we still met our obligations and schedule to the owner.”

In addition to Prince, the Bomel team included Garret Hoffman, project engineer; John Bibbens, general superintendent and Doug Smith, formwork superintendent. International Parking Design was the architect for the parking structure.

The garage measures 464 feet by 186 feet. Pine and palm trees accent its west side. There are three entrances and exit points: on Teller, a driveway near the courtyard off Dupont and a driveway on the east side, accessible from Teller.

The focal points of the light-gray parking structure are two 94-foot-tall, glass-enclosed elevator towers on its courtyard side.

COLLEGE STATION, Oct. 10, 2016—Texas A&M University’s Transportation Services formally opened Cain Parking Garage Monday (Oct. 10), offering more than 1,400 additional parking spaces near the Memorial Student Center (MSC) and Kyle Field.

 

 

“This is a great facility and we are pleased to have it open and ready to serve the parking needs of the Texas A&M community,” said Associate Vice President Peter Lange, Transportation Services. “This state-of-the-art facility showcases some of the latest in parking technology that we expect will deliver the ultimate parking experience to our customers.”

Cain Garage, which includes more than 500,000 square feet of floor space, has five parking levels, including rooftop parking for use by visitors and permit holders, as well as for fans on game days.

The exterior of the facility is designed to complement the surrounding campus infrastructure, including the MSC, which is located just across the street, Lange pointed out. A combination of materials, including brick, burnished block, aluminum panels and stainless steel mesh, was used in the construction of the exterior façade.

Upon entering the facility, electronic way-finding and level counting signage will guide customers to available parking. This technology operates in real-time and with 99 percent accuracy, according to Parking Guidance Systems. The ultrasonic space indicators provide customers with information about open parking spots through programmable RGB LED lighting that indicates whether a parking spot is open and available for use.

“Another benefit of Cain Garage is its close proximity to the core of campus, which helps to offset the growing parking demand that has resulted with the university’s increased enrollment, Lange said. “An added bonus is that Cain Garage is the closest parking facility to Kyle Field, which offers premier parking for fans during football game days.”

Cain Garage is part of a larger site plan being evaluated for an academic building and a hotel/conference center, officials noted. Construction of Cain Garage began shortly after the demolition of Cain Hall in the spring of 2016 and remained on schedule and on budget until its completion.
