SAN FRANCISCO, CALIFORNIA, UNITED STATES, December 11, 2020  — October marks the seventh month of COVID-19 related closures. During this time, the parking industry has experienced a sharp decline in parking volume. In March 2020, real-time parking data observed a 50-70%+ drop in commuter activity and a 95%+ decrease in visitor revenue.

To offset the financial impact, Premier Parking enabled a data-driven pricing approach and updated parking rates across their portfolio, resulting in a significant recovery of revenue and transaction volume. As of October 2020, their Nashville garages’ revenue is up +79% YOY, while the industry is down -54%, ranking the location above 64% of garages in the US.

PROACTIVE PRICING STRATEGY ACCELERATES RECOVERY

Pre-pandemic, Premier Parking’s Nashville garages were performing above 63% of locations in the industry. In March 2020 when commuter revenue fell to -95%, Premier’s revenues were not affected as significantly as that of the industry and their rate of recovery week-over-week well surpassed the market.

As of October 1st, Premier Parking’s occupancy levels for one of their Houston garages is performing 16.61% above the industry average in October and ranks above 73% of garages across North America.

Traditionally, parking rates are updated per season or at best, once a month. This approach prevents rates from reflecting the rapidly evolving market demand. This outdated approach results in missed revenue opportunities and inefficient use of inventory.

Our hearts go out to those who’s been impacted by the virus, directly or indirectly.
With the concurrently emerging uncertainty of the financial market and economy, businesses in the parking industry have taken on tremendous pressure, including many of our customers and partners. This is a difficult time and I wanted to reach out and update you on how we’re approaching the situation at Smarking.

 

 

In addition to our team entering a full work-from-home mode to help create social distancing, everyone on the Smarking team is adjusting their priorities on-hand to drop everything whenever our customers and partners reach out for support. We’ll also continue monitoring the dynamics at 2,000+ parking sites across North America in real time, and prepare to support our customers and partners with timely high-level observations.

At this point, the newest data is still too limited to indicate a trend, while it’s possible that the revenue goals set at certain parking locations last fiscal year, without the anticipation of the pandemic, may not reflect the operations in reality for coming months anymore. Some forward-thinking parking professionals have already initiatedproactive communication with upper management/asset ownership/investors and started on replanning the revenue goals for their locations.

Leading firms from other industries such as airlines, hotels, and restaurants have also started planning and executing on programs to help incentivize pre-salesthrough flexible pre-booking programs, gift cards, service credits, and other promotional pre-sale products and services.

SAN FRANCISCO, CA (October 8th, 2019) — Smarking, the parking industry’s leading provider of business intelligence and yield management software, today announced the release of the parking industry’s first algorithmic and fully-automatic dynamic pricing engine.  The product, known as AYM (read as “aim”; Automatic Yield Management), utilizes Smarking’s baseline business intelligence product to capture historic, real-time, and forecasted demand, and calculates the ever-changing demand curves for a parking location, in order to set parking rates that will maximize revenue for the applied parking sites, similar to the pricing engines hotel and airline industries utilize.

 

The results have been consistent across parking locations in over 10 cities and delivers an 163% average revenue increase in applied sale channels, without manual adjustments required from parking managers or friction created for consumers.  See below for weekly online revenue change for a commercial garage in Boston before/after, with an estimated $150,000 annul net revenue increase:

The two companies hope to empower their mutual client base with the data to understand when and where parking congestion is at its worse, and work to incorporate alternative transportation methods to help relieve that congestion.

NEW HAVEN, Conn. — (September XX, 2016) — The New Haven Parking Authority (Park New Haven), which maintains and manages over 8,000 public parking spots across 7 garages and numerous surface facilities in Downtown New Haven is pleased to announce a formal partnership with San Francisco, CA-based parking data analytics company, Smarking. The two entities will collaborate to share, integrate and visualize parking data for New Haven’s on and off street parking assets.

 

 

Smarking specializes in integrating parking data from parking systems (meters, mobile payments, revenue control equipment and others) into a single web based dashboard. In working with Park New Haven and the City of New Haven, Smarking is streaming data in real time from four distinct sources to create a holistic understanding of the parking dynamics within the City.

The pilot between Smarking and Park New Haven laid the groundwork for a demand based pricing program. Pricing on and off street parking based on demand helps redistribute some long-term parkers to cheaper, less crowded, areas. This helps visitors and short-term parkers find available parking quickly rather than circling to look for a space. For instance, some blocks in New Haven almost always have in excess of 95% paid occupancy during the peak period – indicating a lack of available spaces. This causes driver frustration, cruising for parking, increased congestion and emissions. Meanwhile, there are blocks just a few blocks away are almost never above 50% paid occupancy. Christine comes to us with experience in law, startups, energy/environment, and data-driven philanthropy. Prior to joining Smarking, she served as a law clerk on the California Supreme Court, a research analyst at GiveWell, and VP Operations at Laterally, a legal tech startup changing the way that lawyers get hired. Before law school, Christine was a Fulbright Scholar in China and worked at the Blue Moon Fund, a venture philanthropy making grants and program-related investments in clean energy, climate change mitigation, and sustainable development. She has a B.A. from Yale College in East Asian Studies and Ethics, Politics & Economics and a J.D. from Yale Law School…. yeah she’s impressive!

 

Did you ever think you’d be in parking?

It perhaps wasn’t the most obvious choice, but I think parking and the many issues surrounding cities and transportation are fascinating. In fact, I spent a year after college researching car culture and urban transportation in China.

What’s your favorite food?

Anything spicy or hole-in-the-wall, but especially dumplings, noodles, burritos, mangos, and avocados — they’re all my favorite.

What do you do in your free time?

I like film and books, and I’m a bit of a podcast addict. I really love going to concerts, long form journalism, and dinner parties with friends.

What excites you the most about Smarking and the team?

I’m thrilled to be joining a team that is chock-full of talent and working on a product with such huge potential!
