The Harman Group Celebrates the Groundbreaking of 700 Jackson Street’s Residential Tower

New York, NY (July 17, 2017) – On July 6th, The Harman Group, a firm specializing in structural engineering, parking planning and design and construction engineering, celebrated the groundbreaking of the residential tower portion of 700 Jackson Street, a 14-story mixed-use building, located in Hoboken, New Jersey.

Located by the Palisades Cliffs, the 684,000-square foot building includes integral parking for 443 cars, 424 apartments including 42 affordable units, 30,000 square feet of ground level retail space, an outdoor pool and a fitness center. It also includes luxury amenities such as a penthouse pool and a roof deck.

The Harman Group partnered with real estate groups Bijou Properties, Intercontinental Real Estate Corp. and Marchetto Higgins Stieve Architects, the designers of this project, to create a flood-proof system to avoid future damages based off the negative effects that Superstorm Sandy had on this area. The Harman Group is providing structural engineering and parking planning and design services for the project.

The Harman Group’s team of engineers and parking experts also worked collectively to combat the structural challenge of the residential tower overlapping the parking levels, and designed the optimal parking layout to allow for the maximum amount of parking while adhering to a cost-effective design.

Tuna Yelkikanat, Senior Associate and Director of Harman’s New York office stated, “We’re excited to begin work on this project, which will provide Hoboken families with sustainable, long-lasting housing and community space for years to come.”

In addition to the residential complex, this project also includes 605 Jackson street building which is a 6,650-square foot gymnasium building with public outdoor spaces.

The residential portion will top off in early 2018.

The Harman Group: One Riverside Celebrates Grand Opening

One Riverside Celebrates Grand Opening

Philadelphia, PA (May 2, 2017)- The Harman Group (THG), a firm specializing in structural engineering, parking planning and design and construction engineering, is proud to announce that One Riverside, a $90 million, 82-unit residential condominium complex in Philadelphia celebrated its grand opening milestone on May 2nd. Standing 22 stories tall, One Riverside is the first ground up luxury high rise condominium constructed in Philadelphia since the real estate downturn in 2007.

The Harman Group provided structural engineering and parking consulting services for One Riverside which was designed in conjunction with Cecil Baker + Partners Architects and developed by Dranoff Properties.

“This is the second successful project that Dranoff Properties and THG have completed, and is one of many successful projects that Cecil Baker + Partners Architects and THG have created, which speaks to our ability to design projects that get built,” said Malcolm Bland, Vice President and Principal at The Harman Group. “Together we were able to create a premier luxury condominium building that reflects the architect and developer’s unique vision.”

To ensure the best possible residential spaces, THG worked closely with Cecil Baker + Partners Architects to bring the exterior columns to the interior, allowing for floor-to-ceiling windows which offer unobstructed views of University City, Center City and the Riverfront. The project also features luxury amenities, including a 60-foot indoor pool; a Club Room with catering and a fully-equipped Business Center; landscaped terraces including a lush private garden, an outdoor sundeck overlooking the Schuylkill River; and covered underground parking as well as a drive-up motor court, allowing residents to pull directly up to their front door.

Due to the project’s location in the Schuylkill River flood plain and with the high-water table at the site, occupied spaces of the building were elevated above the flood plain, with the underground parking garage located below the water table and below the flood plain. The podium, which is partially underground and contains the parking area, was designed to resist hydrostatic and buoyancy pressures via the use of rock anchors and a pressure raft.

Cast-in-place concrete was chosen for the structural frame to maximize the ceiling heights and maintain a sleek modern look to the building. The concrete frame also enabled the required column grid spacing to be achieved economically and provided a robust lateral wind and seismic force resisting system.

The Harman Group Celebrates Grand Opening of Dalian on the Square

Philadelphia, PA October 14, 2016- The Harman Group (THG), a firm specializing in structural engineering, parking planning and design and construction engineering, is proud to announce Dalian on the Square, a 520,000 square foot mixed use development, celebrated its grand opening on Friday, October 14.

THG is the structural engineer and parking consultant on the project, which was developed jointly by Philadelphia’s IFC International and Washington based Dalian Development. The $160M mixed-use project combines high-end residential with amenities, 85,000 square feet of office space and retail anchored by Whole Foods, and below-and-above grade parking.

“Dalian on the Square” has transformed nearly a full square block of underutilized space into an extension of Center City’s core,” said Jan Vacca, Principal with The Harman Group, “We were able to draw on our experience engineering complex, but cost efficient, downtown mixed use projects to create a new landmark along the Parkway that seamlessly integrates housing, amenities, retail and parking elements.”

The ten-story residential portion, Dalian on the Park, features 293 luxury residential apartments in addition to a 35,000 square foot rooftop Sky Park featuring an infinity pool. The ground floor features a 55,000 square foot Whole Food Market and a CVS. To ensure that the market wasn’t impacted by the residential uses, green roof, and pool above it, THG designed an internal mezzanine, which allows for the collection of any leaking water. THG utilized a steel frame for the building with precast plank floors, and cold form steel bearing walls for the residential above.

Residents and shoppers can also enjoy five tiers of below-and above-grade structured parking that accommodates up to 490 cars.

Dalian on the Square broke ground in summer of 2014 and celebrated its Topping Off in November of 2015.
